First-Time Home Buyer's Guide for Columbia and Hattiesburg, MS

by Melissa Minuti

Buying your first home in Columbia, Hattiesburg, or anywhere across the Pine Belt is exciting — and it comes with a lot of moving pieces. Here's how the process actually works in our market, so you know what to expect before you start touring houses.

Start with your budget, not the listings

Before we look at a single property, it helps to know what you're comfortable paying every month. A lender reviews your income, debts, and credit history, but the number that matters most is the one you can live with for years — including principal and interest, property taxes, homeowners insurance, and the maintenance that comes with owning instead of renting.

Getting pre-approved (not just pre-qualified) tells us three things: how much you can borrow, how much you'll need for a down payment and closing costs, and how quickly you can move when the right house appears. In a market like Hattiesburg, where well-priced homes can draw more than one offer, that speed matters.

Know what your money buys

Columbia and the surrounding areas offer a wide range of price points, from starter homes in established neighborhoods to newer construction on the edges of town. Hattiesburg adds options around the university and medical districts, plus rental-friendly areas for buyers who plan to hold a property long term.

We'll talk through what each part of town means for your daily commute, school zones, and resale value — not just the sticker price.

Don't skip the inspection

A home inspection is your chance to learn how the house actually works: the roof, HVAC, plumbing, electrical, foundation, and drainage. In our part of Mississippi, we also watch for moisture, termites, and how the lot handles heavy rain. If the inspection turns up issues, we can ask the seller to repair them, credit you at closing, or adjust the price.

Plan for the costs that aren't the mortgage

  • Earnest money, applied to your purchase at closing
  • Home inspection and any specialized inspections
  • Appraisal fee required by your lender
  • Closing costs — title work, recording, lender fees, prepaid taxes and insurance
  • Moving costs and the first round of home essentials

What to expect from me

I'll help you separate must-haves from nice-to-haves, point out red flags before you fall in love with a house, and negotiate on your behalf with the seller's agent. First-time buyers are some of my favorite clients — there's no such thing as a question you shouldn't ask.
