Getting Your Mississippi Home Ready to Sell
A well-prepared home sells faster and for a better price. Most of the work isn't expensive — it's about removing the things that distract buyers from the house itself. Here's the checklist I walk sellers through.
Start outside
Buyers form an opinion in the first few seconds, usually from the curb or from the listing photos. Trim the hedges, edge the lawn, clear the walkway, and put away the hose, trash cans, and kids' toys. A clean front door and a working porch light cost almost nothing and change the whole first impression.
Declutter before you decorate
Less furniture makes rooms look larger. Pack up personal photos, collections, and anything you don't need for the next couple of months. Closets and cabinets should be about two-thirds full — buyers open them, and crowded storage reads as not enough space.
Fix the small things
- Replace burned-out bulbs and keep the color temperature consistent in each room
- Repair dripping faucets, running toilets, and sticking doors
- Re-caulk tubs and showers; clean or replace stained grout
- Touch up scuffed paint on trim and walls
- Service the HVAC and replace the filter
These items show up in inspection reports anyway. Handling them first keeps the negotiation focused on price rather than repairs.
Clean like you mean it
Windows, baseboards, vents, ceiling fans, and light fixtures — in our humidity, dust and mildew show up in places you stop noticing after living there. A professional deep clean before photos is one of the best returns on a few hundred dollars.
Get the price right
Pricing is the single biggest factor in how quickly a home sells. Overpricing to leave room to negotiate usually means the home sits, and the first weeks on the market are when buyer attention peaks. I'll show you what comparable homes actually sold for — not what they were listed at — and we'll set a price that gets showings.
